How do I book a property?
Once you find a property you’re interested in, contact us directly via the details provided on the “Stay with Us” page. We’ll guide you through the process of viewing, reserving, all the way to signing the tenancy agreement.
Are bills included in the rent?
Our properties prices are bills excluded as standard. Currently the only property that we rent that includes bills is the Happy Land West property in Worcester.
How do you handle maintenance issues?
We manage all properties ourselves, so you can contact us directly via WhatsApp or email for any maintenance requests. One of the biggest pros to renting with us is that as we are a family run business. We pride ourselves in our speed and efficiency of solving any issues with the property.
Are your properties HMO licensed and compliant?
Absolutely. All of our properties are fully HMO licensed, inspected, and comply with the latest safety regulations, including smoke detectors, carbon monoxide detectors, fire doors, and fire blankets.
Is there parking available at your properties?
Most of our properties include on-site parking. For those that don’t, there is secure bike storage and nearby parking options.

What if I have an emergency living in the property?
All of our emergency procedures will be given to you in detail as part of the information that will be given to you with the tenancy pack. You will also have our contact details with the same pack if you
